Home IQ Inspections, LLC Terms of Use.
These terms apply to your use of the Home IQ Inspections website. They cover what the site is for, what its content is and is not, and how the inspection services described here are actually engaged. By using the site you agree to them. Inspection services themselves are governed by a separate written inspection agreement.
Effective September 17, 2026
Using this site.
1. Who we are
This website is operated by Home IQ Inspections, LLC (Home IQ Inspections, we, us, or our), a Florida limited liability company organized under the laws of Florida with its principal office in Orange County, Florida, whose inspections are performed by a Florida-licensed home inspector, license HI17732. We provide new-construction phase inspections and 11-month builder warranty inspections in the Central Florida region. Questions about these terms go to info@thinkhomeiq.com.
2. The content is general information
The articles, guides, deficiency library, sample report pages and other content on this site are general educational information about new-construction inspections. They describe conditions we commonly see and how we work. They are not an inspection of your home, not a report on any particular property, and not legal, engineering, code, financial or construction advice. Every house is different, and nothing on this site should be relied on in place of an inspection of your own home or the advice of a qualified professional.
Photographs on this site were taken during inspections on real homes, and are used under the inspection agreement with identifying details removed. Photographs of client homes never show faces or personal belongings. They illustrate typical conditions and are not a statement about any builder, community or product. Any client who would prefer that images from their home not be used can tell us at any time.
3. Inspection services are governed by the inspection agreement
Booking an inspection, through the online scheduler on this site, by phone or by email, creates an engagement only when a written inspection agreement is accepted and the inspection is confirmed. That agreement, not this website, sets out the scope of the inspection, its limitations and exclusions, the fee, and the rights and responsibilities of both parties. Where anything on this site differs from the inspection agreement, the agreement controls.
What an inspection includes and excludes is described in plain language on our Scope and Standards page. In short, an inspection is a visual, non-invasive review of accessible components at the time of the visit, performed in accordance with the Florida Standards of Practice for home inspectors (Rule 61-30, Florida Administrative Code, under Chapter 468, Part XV, Florida Statutes) and the InterNACHI Standards of Practice. It is not a code inspection, an engineering service or a warranty.
4. Pricing
Prices shown or quoted on this site or through the online scheduler are for the stages and home described at the time of the quote and may change with the size, location and stage of the home. A quote is not a booking. The fee for any inspection is the fee stated in the confirmed booking and inspection agreement.
5. Online booking and third-party services
Online scheduling on this site is provided through Hive Inspect, a third-party inspection software service, in an embedded window, and card payments are handled by a third-party payment processor. We do not store your card number. When you use the scheduler, the information you enter and any payment are handled under those providers' terms and privacy practices as well as ours. Reports and any 360° imagery are delivered through the same provider's client portal. Access to that portal is provided as a convenience and runs on the provider's service. Separately from the portal, we retain inspection reports in our own records for the period required of licensed home inspectors under Florida rules, and you may request a copy of your report from us during that period. Keeping your own copy of every report is still the simplest way to have it when you need it.
This site loads its fonts and scripts from its own server. It links to InterNACHI, which is not ours, and we are not responsible for its content or practices.
6. Your use of the site
You may use this site for its intended purpose: learning about new-construction inspections and contacting or booking us. You may not copy, republish or redistribute the text, photographs or 360° imagery on this site without written permission, use the site in any way that interferes with its operation, or submit false or misleading information through the contact form or scheduler. Reasonable quoting of short passages with attribution and a link is welcome.
7. Ownership
The text, photographs, 360° imagery, page designs and the Home IQ Inspections name and logo on this site belong to Home IQ Inspections, LLC or are used with permission. InterNACHI marks belong to the International Association of Certified Home Inspectors and appear here to identify current certifications. All rights are reserved.
8. Communications
If you give us a phone number, we may call or text you about your inquiry, booking or report. Text messaging is opt-in, and consent is not a condition of purchase. Message frequency varies, message and data rates may apply, and you can reply STOP at any time to opt out or HELP for help. How we handle your information is described in our Privacy Policy.
9. No warranties for the site
The site is provided as is. We work to keep it accurate and available, but we do not promise that it is error-free, uninterrupted or current at every moment. Construction practice, building codes and product approvals change, and an article that was accurate when written may not reflect a later change.
10. Limitation of liability
To the fullest extent permitted by law, Home IQ Inspections, LLC is not liable for any loss or damage arising from your use of, or reliance on, this website or its content. Liability relating to an inspection service is governed solely by the written inspection agreement for that service.
11. Governing law
These terms are governed by the laws of the State of Florida. Any dispute about this website will be handled in the courts of Orange County, Florida, unless the inspection agreement for a particular service provides otherwise.
12. Changes to these terms
We may update these terms from time to time. The effective date at the top of the page tells you when they were last changed, and continued use of the site after a change means you accept the updated terms.
