About The inspector who walks your site is the one who writes your report.
Home IQ Inspections is a veteran-owned, family-run firm led by a former Navy Seabee. We work new construction only, across the Central Florida region.
A small firm that does one thing.
Home IQ Inspections is a family-run business. It is led by a former Navy Seabee, and the habits from that work carry over more directly than you might expect: Seabees build, and they build to a standard someone else is going to check. Knowing how a structure is supposed to go together is a different skill from reading a checklist, and it is the one that matters on a site where the walls are still open.
We inspect new construction only. No resale buyer's inspections, no wind mitigation, no four-point. That decision costs us volume, and it buys something we think is worth more: a working knowledge of how homes are actually built in the Central Florida region, which trade is on site in what order, and which items are easy to correct in the window before they get covered up.
The tone of the work matters too. Inspections happen on active builder sites, by arrangement with the construction manager, and that access only exists because we are straightforward to deal with. Findings are documented plainly and handed to you in a form your builder's team can act on. Nobody is being ambushed.
Meet Jay
For Jay, understanding how a home comes together started long before Home IQ Inspections.
His foundation was built in the U.S. Navy Seabees, where construction, accountability and attention to detail were part of the job. That experience was followed by years working around construction operations, quality control and safety, giving Jay a practical understanding of how individual components and trades come together to create a finished structure.
Today, Jay brings that perspective to Home IQ Inspections, with a focus on new-home construction throughout the Central Florida region. Rather than waiting until a home is finished, his work follows the stages where independent observation provides the greatest value, from pre-slab and pre-drywall through pre-closing and the builder's first-year warranty period.
Jay's approach is straightforward: observe carefully, document clearly, and give homeowners useful information they can understand and act on. An inspection is not about creating conflict with the builder or finding problems for the sake of finding them. It is about providing an independent second set of eyes at important points in the construction process.
As an NAHB Certified Aging-in-Place Specialist (CAPS), InterNACHI Certified Professional Inspector, and Florida-licensed home inspector, Jay combines construction knowledge with continuing professional education and established inspection standards. His background also includes OSHA 30 training and experience in construction safety and quality control.
That combination has shaped what Home IQ is today: a company built specifically around helping homeowners better understand the home being built for them.
Jay serves homeowners throughout the Central Florida region and provides services in both English and Spanish.
Because even a new home deserves a second set of eyes.

Most of our clients are buying a home that does not exist yet, often from out of state, and they need someone at the site on the days that count. Some are on their second or third build and already know which stage they want covered. Some are referred by an agent who has had a closing go badly once and does not intend to repeat it.
We also work alongside builders regularly. A clear, photographed, well-located finding is easier for a construction manager to route to the right trade than a phone call from an anxious buyer, and most of the teams we deal with treat it that way.
Discounts are available for active-duty military, veterans and first responders.
