Home/About/Service Area

Service area The map runs The Villages to Lakeland.

That line is a drive-time radius rather than a marketing claim. New-construction inspections are timed to a builder's schedule, which means the distance from here to your lot has to be short enough that we can be there on the day that matters.

Why the area ends where it does.

Plenty of inspection companies list every county in the state and work out the travel later. We would rather say plainly where we can be reliable, because on new construction the timing is the service.

A pre-slab inspection has to happen in the 2 to 3 days before concrete, and pour dates move with weather, with the county's inspection queue, and with whether the trucks are available. A pre-drywall inspection has to land after rough-in passes and before insulation goes up, a window that can close in 2 days. When a construction manager calls and says the date moved up, the only useful answer is yes. That answer gets harder the further the drive is.

So the practical limit is roughly The Villages at the north end and Lakeland at the south, with everything through the Orlando metro in between. Within that radius we can hold a window, rearrange for a date change, and still be on site early enough to do a full inspection before the trades need the space back.

We work across three regions, and every active builder community inside them.

Orlando Metro

The metro core out along the 429 corridor through Winter Garden and Windermere, plus Lake Nona to the southeast and the new communities toward Kissimmee and St. Cloud. The broadest mix of builders and plan types we see.

Lake County and The Villages

Clermont, Minneola and Groveland in the hills, Mount Dora, and north through Leesburg to The Villages, Wildwood, Lady Lake and Oxford. Retirement builds here are often bought from out of state, with aging-in-place decisions made on the plan rather than after.

Polk and the I-4 Corridor

Steady new-construction growth along the corridor, from Davenport at the Osceola line through Haines City to Winter Haven and Lakeland.

What each region is actually like.

Coverage is not the same as familiarity. What matters is knowing which communities are actively building in a region, which plans are common there, and what tends to come up on a given builder's product.

Orlando Metro

The broadest mix of builders and plan types we see. The 429 corridor is dense and fast-moving, where stages arrive quickly and a pre-drywall window can be short. Lake Nona and the metro core give us the easiest scheduling, simply because the drive is shortest.

Lake County and The Villages

The Villages anchors this region. Retirement builds, often bought from out of state, frequently with aging-in-place decisions made on the plan rather than after. Buyers here are often not on site during construction at all, which makes the photographic record the whole point. Clermont, Minneola and Groveland sit on higher ground with their own grading and drainage character.

Polk and the I-4 Corridor

Steady growth from Davenport at the Osceola line through Haines City and Lake Alfred to Winter Haven and Lakeland. A long stretch of corridor, which makes it the region where telling us early about a pour date matters most.

Three regions, not seventeen cities

Grouping coverage into regions rather than listing city after city is deliberate, because a region is how scheduling actually works. A pour date that moves up a day is absorbed easily inside the metro, and needs more notice out on the corridor. A list of city names tells you nothing about that.

Everywhere inside them

The cities on the map are not filler. We work in all of them regularly, and the same four stages, the same standards and the same 24-hour report apply wherever the lot is.

Just outside the map? Call anyway.

The boundary is a guideline, not a fence. A build a little beyond the edge is often workable, particularly if the timing is flexible, if it sits near a route we already run, or if you are booking more than one stage so the trip is worth making twice.

The honest answer depends on the date and the drive, so it is a short conversation rather than a form. Tell us the community and roughly when you expect the next stage, and we will tell you straight away whether we can commit to it. If we cannot be reliable for your build, we will say so rather than take the booking and hope.

Farther out

Homesites more than 60 miles from our primary service area are quoted individually. Tell us where you are building, and we will confirm availability and any additional travel cost before you book.

Distance, figured per inspection

Distance from our base in the Orlando metro to your lot is figured into each inspection's quote, so the price you see when you book is the price you pay.
